Beginner's guide: how to buy your first condo in Playa del Carmen

Buying your first condo can feel overwhelming — especially in a country that isn't yours or in a city you're just getting to know. This guide takes you through each step so you reach the signing table with confidence.

Step 1: Set a realistic budget. It isn't just the purchase price. Add: closing costs (5–7% of the value), the bank trust if you're a foreigner (roughly $2,000 USD to open + about $500 USD a year), the deed, the appraisal and, if applicable, furnishing. A $150,000 USD condo can end up costing you around $165,000 USD all-in.

Step 2: Choose the area based on your goal. Buying to live in? Look close to supermarkets, schools and hospitals. Vacation rental? Proximity to the beach and 5th Avenue is key. Long-term appreciation? Developing areas like the Mayakoba corridor or the edge of downtown are producing interesting returns.

Step 3: Review the seller's paperwork. Ask for: the original deed, an up-to-date property tax receipt, a certificate of no liens, the condo bylaws (if it's a condo) and proof that maintenance fees are paid up. If something doesn't add up, don't sign.

Step 4: The bank trust (if you're a foreigner). In the restricted zone — which covers almost all of Playa del Carmen because of its proximity to the sea — foreigners buy through a bank trust (fideicomiso). The bank holds the property in your name for 50 renewable years. You hold all the rights to use, sell, rent and inherit.

Step 5: Close with a notary. In Mexico every real estate transaction goes through a public notary, who verifies that everything is in order. It's your best protection. The notary withholds the taxes and pays them directly to the government.

Final tips: never pay a deposit without a signed purchase agreement. Always verify that the seller really is the owner (the name on the deed must match their ID). And if something sounds too good to be true, it probably is.
